How Crawl Spaces May Affect Your Florida Home Insurance

Many modern homes are now constructed without a slab or a basement; instead they may have what is known as a “crawl space”. A crawl space is specifically built to contain the plumbing, electrical wiring, insulation and drainage systems. One advantage of a crawl space over traditional constructions may be that it is designed to facilitate any future repair or maintenance to these systems without the expense of drilling through a slab or digging up a basement. In the event of a disaster, less expensive repair and replacement has the added advantage of reducing the potential claim against your Florida home insurance.

You may think living in a warm climate like Florida would exempt you from moisture problems in your crawl space or home. Unfortunately that may not be the case. Modern homes are usually well built and extremely ‘tight’, with few or no gaps, spaces or unmatched seams. Tight construction has many advantages but a common disadvantage can be poor ventilation, which may allow dampness and moisture to build up, especially in the crawl space.

It can be a good idea to make a point of having your crawl space checked, as there are many reasons it may suddenly become damp and potentially cause rot problems to your entire home. To help prevent a rot related claim on your Florida home insurance, it’s a smart idea to get a professional to examine your crawl space and ensure it has been set up correctly.
